We aim to regularly pay out a significant portion of funds from operations to our shareholders.
We are active owners, based in Warsaw with a committed, experienced team devoted to the letting, management and maintenance of our buildings. We are keenly aware that the key to generating sustainable cash flow is firm control over the leasing process and operating costs of the portfolio.
Leasing – the OAM team directly and indirectly (through agents) implements the leasing strategy. Since July 2014, we have let or relet over 54 000 square meters.
Property management – the OAM team actively oversees external property managers for each property, including annual property budget negotiation and implementation.
Maintenance program – the OAM team directly plans and implements the on-going capital investment projects to maintain the standard of each property. The fit-out obligations for the leasing contracts are also under rigorous management and cost oversight of the OAM team.
We plan on investing in properties that meet strictly defined criteria. We are interested in properties which represent value for the investor, and are let at realistic levels of rent per square meter, i.e. levels which are more likely to rise than to fall when the current leases expire and it is time to renew.
The properties must be in proven business and commercial locations, of good technical quality, and with a solid roster of creditworthy tenants.
Octava Property Trust may convert its legal form into a Polish public joint stock company meeting REIT requirements when Poland adopts relevant REIT regulations.
